Urban Brief (“we”, “us”, “our”) is a sole trader business providing planning insight and advisory services to homeowners, investors, agents and developers across the UK.

2. Nature of our services

2.1 Planning Reality Report (PRR)

The Planning Reality Report is a desktop review based on information supplied by you, combined with publicly available planning policy, online mapping, constraints data and our professional interpretation.

The PRR:

  • is advisory and indicative only;
  • does not guarantee approval, PD rights or a specific planning outcome;
  • does not bind any local planning authority; and
  • should not be relied upon as formal planning advice or legal guidance.

2.2 Other services

Urban Brief may also assist with formal planning reviews, pre-application submissions and full plans applications through partner organisations. These may require separate scoping, pricing and agreements.

3. Your responsibilities

3.1 Accuracy of information

You must provide accurate, up-to-date and complete information regarding the property and proposal. We are not liable for inaccuracies in any assessment caused by incorrect or missing information.

3.2 Right to request advice

By commissioning a service, you confirm you have a legitimate interest in the property (as owner, prospective buyer, agent or similar).

4. Fees, orders & cancellations

4.1 Planning Reality Report fee

The standard fee for a Planning Reality Report is £145.

4.2 Payment

Payment is taken in advance through a secure third-party processor (e.g. Stripe). Urban Brief does not store full payment details.

4.3 Turnaround times

The PRR typically has a 24-hour turnaround from the point we have all required information and confirmed payment. This timeframe is a target, not a guarantee.

4.4 Refunds

Once work on a PRR has begun, the fee becomes non-refundable except in cases where Urban Brief cannot complete the report or where required by law.

5. Nature and limitations of advice

5.1 No guarantee of outcome

All assessments are based on best interpretation of available information. Planning officers may interpret policy differently and outcomes may vary.

5.2 Policy changes

Policy, guidance and case law may change after a report is issued. Urban Brief is not obliged to update reports unless separately instructed.

5.3 No third-party reliance

Reports are for the commissioning client only and must not be distributed or relied upon by third parties without written permission.

6. Intellectual property

Urban Brief retains all intellectual property rights in its reports and materials. You are granted a licence to use the report for your personal or internal project use only.

7. Data protection

Personal data is handled in accordance with our Privacy Notice. By using our services, you consent to this handling.

8. Limitation of liability

8.1 Exclusions

Urban Brief is not liable for loss of profit, business interruption, opportunity cost, or any indirect or consequential losses.

8.2 Liability cap

Our total liability for any claim arising from a Planning Reality Report or related service is limited to the fee paid for that specific service.

9. Changes to these terms

Urban Brief may update these Terms from time to time. The Terms in place at the time of ordering apply to that service.

10. Governing law

These Terms are governed by the laws of England and Wales. Any dispute is subject to the exclusive jurisdiction of the courts of England and Wales.
